If you haven’t been informed about the absolute rules that control whether a house sells or not, and for how much, then you haven’t been properly shown how to price your home.

Yes, there are real rules; they are the natural market rules that I call
The Immutable Laws of Real Estate. They are virtually infallible. After decades as a success agent I can vouch for their accuracy.

So, if these rules are so important why don’t most real estate agents tell their clients about them?

Because it is easier to just accept an owner’s off-the-top-of-their-head pricing than to explain that a house may not be worth what the seller is asking for it. Often the agent will inflate or exaggerate what the listing price should be, to convince the seller to list with them.
How terrible is that!? Agents know that after an extensive period of time on the market the seller will become anxious and distressed, and it is easier to reduce the price at that time, BUT does this really serve your needs? Hardly! An overpriced home, especially in this market, damages the home in many ways.

The internet and real estate

Today over 90% of homebuyers will use the internet in some form to attempt to locate a home. They may speak to as many as 17 agents on average before someone connects them with the correct property, and they finally purchase.

Because of this dynamic change in the techniques of how homes are found, I have created new ways to capture buyers and keep them until they purchase. If you are reading this you have found my personal website through one of many different marketing paths.

When I first speak to a prospective buyer, by phone, email, on Facebook or Twitter, or they walk into our office, I place them on a very special program for searching out homes; it’s called the
Homebuyer’s Scouting Report. I feature my personal and office listing on this site, as well as giving them live access to every home on the Multiple Listing Service. This amazing program performs many unique features that are unavailable to them elsewhere and it keeps them focused on my representation. These clients are “captured” by me through this special service and, in almost every case, they purchase through me eventually.

I also use many, many, other internet sites for promoting my listings, and each are linked to my personal website and my personal listings. It is very effective.

Virtual Home Destination Tours
Most people are familiar with the virtual tours that appear on some listings. These are effective only when they are extremely well done. Most pictures that appear on these tours are not really a good representation of the property, and worse, they are boring!

Using my background in marketing, I created the next generation of virtual tour; they are called “
Virtual Home Destination Tours.” Why? Because these multimedia tours give a vast amount of information about the home, the region it is located in, and shows it in the absolute best possible light. In short it make the featured property a ‘destination’ rather than lumping it into a confusing mass of pictures and listings.

Note that the pictures are excellent, the music fits the home, and the script is warm and inviting. These factors turn the home into a destination to be visited. Each of the tours has its own website address. Most of the prospects who view these tours come to see that particular home, not go on a shopping trip. These tours are promoted in all my advertisements, throughout my contacts across the country, and extensively in New York City, where many of my regional buyers come from.
